Location

The Gaia Palace hotel is built in a village style and consists of a main building and several bungalows. It covers 29,000 m², features traditional gardens, and is located approximately 500 m from the beach. The resort is situated near the fishing village of Mastichari, just 10 km from the airport and 18 km from Kos Town. Regular public bus services to Kos Town are available from Mastichari.

The complex comprises a main building and several two-story bungalows, offering a total of 154 modernly furnished rooms. Amenities include a reception with lobby, a satellite TV area, a main restaurant with a terrace, two pool bars, a beach bar, and a mini-market. Wi-Fi is available free of charge throughout the hotel premises.
The well-maintained outdoor area features four swimming pools with a separate children's pool. Sun loungers and umbrellas are provided free of charge both by the pool and on the beach.

Double Room Superior renovated

Freshly renovated for Summer 2024, the Double Rooms Superior boast a new design and modern furnishings. They are equipped with a shower/WC, hairdryer, bathrobes, slippers, satellite TV with music channel, telephone, cosmetic amenities, coffee and tea making facilities, minibar (for a fee), mosquito net, safe, air conditioning, refrigerator, and a balcony or terrace (DSU/DSI). Double rooms for single use (DSE) are also available.

Double Room Deluxe

Located in the newly built section, these rooms are highly modern and equipped with a walk-in shower/WC, hairdryer, bathrobes and slippers, cosmetic amenities, LCD TV with music channel, telephone, air conditioning, coffee/tea maker, safe, minibar (for a fee), mosquito net, and a balcony or terrace (DD2). Triple occupancy with an additional sleeping option (DD3) is also available.

Family Room

While otherwise equipped the same as the double rooms, the family rooms feature a separate bedroom (DF2).

Villa Private Pool

The spacious and modern villas with private pools feature a luxurious living area, shower/WC, hairdryer, bath towels, air conditioning, 2 LCD TVs with music channel, telephone, kitchen, coffee/tea maker, a separate bedroom, and Wi-Fi (2IO).
The private pool is not supervised – careful behavior and special attention are requested when using this area.

Deluxe Family Room

Also located in the newly built section, these rooms are highly modern and feature a separate bedroom and a spacious living room. The modern bathroom is equipped with a walk-in shower/WC, hairdryer, bathrobes and slippers, and toiletries. Additionally, the suites have an LCD TV with music channel, telephone, air conditioning, coffee/tea maker, safe, minibar (for a fee), and mosquito net (2DF).

The culinary offerings include an American breakfast buffet from 7:30 AM to 10:30 AM, lunch from 12:30 PM to 2:30 PM, and dinner from 6:30 PM to 9:30 PM. Smart casual attire is recommended during dinner. House wine, draft beer, and local soft drinks are available during meals.
An early bird breakfast is offered from 5:00 AM to 7:00 AM (advance booking required). Cold and hot snacks are served from 10:00 AM to 6:00 PM and from 9:00 PM to 12:00 AM, and ice cream from 11:00 AM to 5:00 PM.
Local alcoholic and non-alcoholic beverages are available at the open bars, including soft drinks, filter coffee, house wine, draft beer, Ouzo, brandy, and three included cocktails from 6:00 PM to 9:00 PM. Coffee and tea are available from 4:00 PM to 5:00 PM.
Theme nights are held twice a week.

Not included in All Inclusive

When booking All Inclusive (A), the services under AI Plus (Q) and generally all drinks at the beach bar are not included. Special cocktails and premium alcoholic beverages, as well as the beach party (once a week), are at an additional charge for all guests.

Note on climate resilience levy

For stays from January 1, 2018, the Greek government charges a climate resilience levy, payable by the guest locally, similar to a tourist tax. The amount depends on the type/category of accommodation and is tiered from 0.50 Euros to 15 Euros per day per room starting from January 1, 2025.
